VRF: room-by-room control for hotels and offices

A VRF system (variable refrigerant flow; VRV and DVM are trade names used by different manufacturers, and the one we install is Samsung DVM) links one or more outdoor units to dozens of indoor units through refrigerant pipework. Each bedroom, office or meeting room sets its own temperature, and the outdoor plant only produces what is being asked for at that moment. It is the system we install in hotels, multi-storey offices, clinics and serviced office buildings, where individual comfort and part-load running are what matter.

With heat recovery (three-pipe VRF), one zone can be cooling while another is heating, moving the surplus energy from one to the other. In a hotel with a south and a north facade, or an office with a server room, that shows on the electricity bill. Ducted systems and zoning for restaurants, shops and retail

Ducted air conditioning hides the unit in the false ceiling and delivers air through grilles. Properly calculated (duct size, air velocity, supply and return grilles in the right places), it is quiet, even and discreet. Add zoning with motorised dampers and a shop can keep the sales floor at one temperature, the tills at another and the stockroom switched off.

It is the usual answer for restaurants, shops, open-plan offices and premises of up to several hundred square metres. The typical faults we put right in other people's installations: undersized ducts that whistle, no return air path so the air never circulates, and units sized for the floor area rather than for a full house on a Saturday night.

Rooftop units: the machine for large floor areas

When the building is big and has a flat roof (warehouse, supermarket, gym, events venue, shopping centre), a rooftop unit is usually the sensible choice: a self-contained packaged unit that sits on the roof, draws in outside air, treats it and pushes it through the ductwork. It brings in fresh air, can free-cool with outside air when the weather allows, and keeps all the maintenance in one place. It has its own page: rooftop units in Malaga.

Chillers, fan coils and commercial heat pumps

In large buildings, or wherever there is a process involved (hotels with a spa and heated pool, hospitals, industry that needs chilled water, office blocks with many floors), cooling is done with water. A chiller or an air-to-water heat pump produces chilled or hot water, and a pipe network carries it to fan coils, air handling units or duct coils. The refrigerant stays inside the outdoor machine, which means a smaller gas charge and an easier time with F-Gas rules, plenty of capacity in a single unit and the option of producing domestic hot water from the same plant.

The commercial air-to-water heat pump is the natural next step: high-efficiency heating, cooling and hot water for a hotel or a care home, and, combined with solar panels on the roof, a building that produces a good part of its own energy.

Ventilation and fresh air

Air conditioning isn't only about cooling: a room full of people needs fresh air. Spain's building services regulations (RITE) set minimum ventilation rates by use and occupancy, and an installation that ignores them gives you stuffy rooms, smells and high CO₂. In gyms, classrooms and restaurants you notice it within minutes. We design ventilation alongside the air conditioning: heat recovery units that bring in outside air without throwing away the energy in the air going out, kitchen and toilet extraction, and CO₂ sensors so you only ventilate as much as you need.

Controls, zoning and efficiency with solar built in

A large installation with no central control ends up run from a dozen remote controls, and the consumption goes through the roof. We install central control by building, floor and timetable, real zoning and, where it makes sense, integration with your building management system. And we do something very few companies in Malaga offer in one package: we design the solar installation on your roof around your air conditioning. Air conditioning uses the most power exactly when the sun is out. Climate plus solar is what we do best: efficient systems that save money, not loose pieces of equipment.

RITE and compulsory maintenance

Spanish regulations (RITE) require air conditioning installations above 70 kW of thermal output to have a maintenance contract with an authorised maintenance company, a log of all operations and periodic energy-efficiency inspections. Below that output, maintenance is still compulsory, with lighter paperwork. On top of that, EU Regulation 2024/573 sets refrigerant leak checks according to the gas charge of each unit.
