Air conditioning in Benalmádena
In Benalmádena, the hard part is the roof.
Look up from almost any street in Arroyo de la Miel or Benalmádena Costa and you'll see the problem. Blocks of flats stacked up the hillside, and on top of them, rows of outdoor units belonging to thirty different owners. In many communities in Benalmádena the facade is off limits and the communal roof is the only place an outdoor unit can go. That means pipework running down four, five, six floors through a service duct, a height difference the equipment has to be rated for, and a community administrator who wants to know exactly what you're planning.
We've been installing air conditioning in Benalmádena since 2010, and that's the part we're good at: reading the community's rules, finding the route, staying inside the manufacturer's limits on pipe length and elevation, and leaving a roof that's tidier than we found it. In a flat in Arroyo de la Miel or Benalmádena Costa, the question isn't which unit, it's where the outdoor part goes. If your community allows units on the balcony or a facade bracket, the job is straightforward. If the rule is "roof only", the job is engineering: the refrigerant lines from a fourth-floor flat to a roof unit have a length and a height difference, and every manufacturer sets limits on both. Exceed them and the system loses capacity or fails early. We measure the route before we quote, choose a unit rated for it, run the lines through the service duct or an agreed external route, and fix the outdoor unit on proper anti-vibration mounts so the top-floor neighbour doesn't hear it at night.
In the houses of Torrequebrada, Benalmádena Pueblo and the Reserva del Higuerón, the choice widens: ducted systems with zone control where there's a false ceiling, multi-split where there isn't, and air-source heat pumps for houses that want heating, cooling and hot water from one installation. Air con repair in Benalmádena
A lot of the repairs we do in Benalmádena start on those communal roofs. Units that have stood in the sun for twenty summers: fan motors and capacitors gone, coils blocked with dust and pollen, terminals corroded, brackets rusted through. Then the faults that come from the long pipe runs: a slow refrigerant leak at a joint nobody can see, or a system that was never charged correctly for the length of the line and has been underperforming since day one. Indoors, the usual: blocked condensate drains dripping into the flat below, filters nobody has cleaned, a remote set to the wrong mode.

Communities and shared roofs
Thirty owners, one roof, and nobody in charge of it.
It's the same story in block after block around the station in Arroyo de la Miel and up the hill from Benalmádena Costa: every flat has an outdoor unit on the communal roof, every owner has a different company, or none, and the roof itself, the brackets, the insulation, the drains, belongs to everyone and therefore to nobody. A typical brief: a family flat with an old split in the living room, hot bedrooms and a community that only allows units on the roof. Air conditioning in Benalmádena: what people ask us.
Our outdoor units are on the communal roof. Who is responsible for maintaining them?
In general, the unit belongs to the owner of the flat it serves, and the roof, its structure and any shared elements belong to the community. So servicing your unit is your responsibility, and the state of the roof, access and anything shared is the community's. Check your community's statutes, as they vary. In practice, the simplest arrangement is one company servicing every unit on the roof in one visit, with a report for the administrator. That's what we offer.
Can you install air conditioning in a flat where the outdoor unit has to go on the roof, several floors up?
Yes, and it's the most common installation we do in Benalmádena. The two things that matter are the length of the refrigerant lines and the height difference between the indoor and outdoor units. Every manufacturer sets limits on both, and we choose a unit rated for your route and charge it correctly for the line length. We also check the service duct, the roof fixings and the community's rules before quoting, so there are no surprises on the day.
How long does an installation take?
A single split on a balcony is usually done in a day; a multi-split via the roof or a ducted system in a house takes longer, depending on the route and how many indoor units there are. We tell you the expected duration in the quote, and our own team does the whole job, so the timing doesn't depend on a subcontractor turning up.
We're away for months at a time. What if something goes wrong in the flat?
With ITAFE PRO, your keyholder or a neighbour with the keys writes to one of our own technicians on WhatsApp, sends a photo or the error code and we help from there. If we need to come, the flat has priority assistance within 48 working hours and the call-out and diagnosis cost €0; if a repair is needed you get the price first, with your 10% member discount. Ducted or VRF for a house in the Reserva del Higuerón or Torrequebrada?
For most houses, a ducted system with motorised dampers and a thermostat per zone is the right answer: invisible, quiet, each bedroom at its own temperature, and it heats in winter through the same grilles. VRF makes sense in a large property with many rooms used at different times, or with a separate guest wing. If the house needs hot water as well, an air-source heat pump is worth considering. We'll tell you which fits after walking the house.
Is it really worth servicing before summer?
On a communal roof in Benalmádena, more than anywhere. The outdoor unit has spent the winter collecting dust, pollen and whatever the wind carried up the hill, its coil is less efficient than it was, and the brackets and insulation have had another year of sun. A service before the season cleans and checks all of it, catches the slow leak or the tired capacitor before August, and comes with photos.
