Air conditioning in Mijas
Mijas Costa and Mijas Pueblo don't want the same system.
Drive from La Cala de Mijas up to the Pueblo and you pass through two different worlds for an air conditioning engineer. On the coast, in Calahonda, Riviera del Sol and the urbanisations around La Cala, the housing is mostly detached and semi-detached, built from the eighties onwards, with false ceilings and roof spaces made for ducted air conditioning. Many of those systems are now ten, fifteen, twenty years old, and a good number are the reason we get called: some rooms cold, others warm, a noise from the roof space, a bill that doesn't match the comfort.
Up in Mijas Pueblo, and in the older houses of Las Lagunas, it's the opposite problem. Thick walls, no false ceiling, small rooms, narrow streets and a strict eye on what can be hung on a white facade. There, the job is a well-placed split or multi-split, pipework routed where it's invisible, and an outdoor unit that neither you nor the neighbour hears. Sometimes it's a cassette unit in a flat ceiling. It's never a one-size answer.
We've been doing both since 2010. Ducted air conditioning in Mijas Costa
A ducted system is the best way to air-condition a large house, and the easiest to install badly. In Calahonda and Riviera del Sol we see the same problems again and again: an indoor unit sized for the floor area rather than the real load, so the south-facing bedrooms never get there; no zone control, so the whole house runs to cool one room; ducts with insulation that has fallen off in the roof space; grilles in the wrong places; a drain pump that fails silently and tips water onto the ceiling. None of it is the fault of the machine.
When we install a ducted system in Mijas, we size it room by room, fit motorised dampers and a thermostat per zone so you pay to condition the rooms you're in, route the ductwork through the roof space with the insulation intact, and put the outdoor unit where it's out of sight and out of earshot. On a heat pump system, the same ducts heat the house in winter, which matters more in Mijas than people expect: the Pueblo sits at over 400 metres and January nights are cold. A village house has no roof space to run ducts through and no false ceiling to hide a unit in. So the craft is in the routing. We look for the one path that gets the pipework from the outdoor unit to each room without leaving a plastic trunking running across a white wall: through a terrace, along a parapet, behind a downpipe, through a cupboard. Where the Pueblo's rules restrict what can be fixed to a facade, we find a roof, a patio or a rear wall. A multi-split with one outdoor unit and three or four indoor units is usually the answer; in a flat ceiling, a cassette unit can be nearly invisible.
In Las Lagunas, the working heart of Mijas, most of the work is flats and townhouses: multi-split installations, replacements of old units and the usual community rules on facades. Air con repair in Mijas
Ducted systems fail differently from splits, and it takes someone who knows them. "Some rooms cool and others don't" is a damper, a thermostat, a crushed duct or a unit that was never big enough. "Water on the ceiling" is a drain pump or a blocked condensate line. "It runs but the house never gets cool" is usually low refrigerant from a slow leak, or an outdoor coil that hasn't been cleaned in a decade. On the splits of the Pueblo and Las Lagunas, it's the classics: dirty filters, blocked drains, capacitors and fan motors baked by the sun.
We diagnose first and price in writing before repairing, with original parts. If the honest answer on an old R410A ducted unit is that the next repair isn't worth it, we say so and show you what a replacement on the existing ductwork would cost. Refrigerant is handled by certified technicians, as EU F-Gas rules require.

A twenty-year-old ducted unit replaced without opening a single ceiling
A typical brief: the original ducted system from when the house was built, noisy, one bedroom never cool, a repair bill every summer. We check the existing ductwork, find it sound, add motorised dampers and zone thermostats, fit a new Samsung Inverter ducted unit and a new outdoor unit on the same roof position, and commission it. The owners get zoned heating and cooling with the ceilings untouched.

Air conditioning in Mijas: what people ask us.
My ducted system cools some rooms but not others. What's wrong?
Usually one of four things. A motorised damper stuck closed or a zone thermostat that's failed. A duct crushed or disconnected in the roof space, often after other trades have been up there. Insulation fallen off a duct, so the air arrives warm. Or an indoor unit that was never big enough for the house, which shows up first in the south-facing bedrooms. We check all four on a diagnosis visit and give you the price of the fix in writing.
Is it worth replacing an old ducted system rather than repairing it?
If it's more than twelve or fifteen years old, on R410A, and it's had a repair in each of the last two summers, usually yes. A modern Inverter ducted unit on your existing ductwork, with zone control added, uses far less energy and heats as well as it cools. If the ductwork is sound we reuse it, so the ceilings stay closed. We'll tell you honestly which side of the line your system is on.
What can be installed in a house in Mijas Pueblo with thick walls and no false ceiling?
A multi-split is the usual answer: one outdoor unit on a roof, terrace or rear wall, and wall-mounted indoor units in each room, with the pipework routed along parapets, through cupboards or behind downpipes so nothing runs across a white facade. Where there's a flat ceiling with a little depth, a cassette unit can be almost invisible. We look at the house before suggesting anything, because in the Pueblo the routing is the whole job.
Does the same air conditioning heat the house in winter?
Yes, if it's a heat pump system, which almost every modern Inverter unit is. In Mijas that matters: the Pueblo sits at over 400 metres and even on the coast January nights are cold in a house built for summer. A ducted heat pump heats every zone through the same grilles. If your current system only cools, or heats badly, that's one more reason to look at replacing it. And a system that runs in both seasons needs servicing twice a year.
I live here all year. How often should a ducted system be serviced?
Twice a year: before summer and before winter. A system that heats and cools is running most of the year, and the things that fail quietly, dirty coils, blocked drains, a drain pump, duct insulation, a sticking damper, are exactly what a service catches.
